Snagging Checklist: 10 Things to Check Before You Accept Handover

Handover day is exciting, and it is tempting to sign quickly and collect the keys. But once you accept the property, getting defects fixed becomes harder. Walk through with this checklist first, and note everything in writing with photos.

01

Walls, ceilings and paint

Look for cracks, uneven patches, stains and poor paint finish. Check corners and around windows in good daylight.

02

Floors and tiles

Tap tiles gently to find hollow ones, and look for chips, uneven joints and scratches on wooden floors.

03

Doors and windows

Open and close every one. They should move smoothly, latch properly and seal against dust and noise. Check locks and handles.

04

Air conditioning

Run every unit for at least 15 minutes. Confirm it cools, that thermostats respond and that no water drips from the vents.

05

Electrical points

Test every socket and switch — a phone charger works well. Check that the distribution board is labelled.

06

Plumbing and water pressure

Run all taps and showers, hot and cold. Flush every toilet and look underneath sinks for drips.

07

Drainage

Fill sinks and the bath, then release the water. It should drain quickly without gurgling. Pour water on the balcony to check it flows to the drain.

08

Kitchen fittings

Open every cabinet and drawer. Check worktop joints, sink sealing and that supplied appliances power on.

09

Bathroom sealing

Inspect silicone around baths, showers and basins, and the grout between tiles. Gaps here cause leaks later.

10

Balcony and exterior

Check railings are secure, the floor slopes away from the door and exterior paint and glazing are undamaged.
